Public-safe London STR yield benchmark — shipped to the owner journey

12 July 2026 · Live web page — bigbensuite.co.uk /journey + /owners/yield-estimate

Kushim re-based the owner yield-estimator on public market data (74% London market median) instead of the private flagship calendar, and shipped a public-safe benchmark line to the Week-28 journey. Every public figure was re-fetched from four independent sources today and matched exactly; the private 87% occupancy and real revenue were kept out of the public layer. Cleared by the Suite CEO under the Human Gate — REVISE-THEN-GO, one truth-tightening applied before it went live.

What was reviewed

A public-safe London short-let market benchmark (postcode-zone indicative gross yield, market ADR band and occupancy signal) built only from public sources — shipped as the Week-28 line on the Suite owner journey and behind the owner yield-estimator. No private flat data.

Checklist

  • G1 — Truth: every public figure re-verified against source

    Pass

All four sources (AirROI, Airbtics, Pass the Keys E14, Host My Nest) re-fetched 2026-07-12; every figure — £152 ADR / 74% median occupancy, borough ADRs, E14 2-bed £220–300 — matched EXACT. No invented number.

  • G2 — No private / customer data leak

    Pass

The internal 87% occupancy and the real flat revenue are excluded; the estimator was re-based off the private calendar onto public market data before publish.

  • G3 — No stale number presented as current

    Pass

The one property-specific figure (the flagship's £225 nightly rate) was moved OFF the public marketing line into an internal source note; the public /journey line cites the public E14 2-bed band (£220–300) instead — the applied REVISE-THEN-GO correction.

  • G4 — Estimates honestly labelled

    Pass

USD→GBP conversions carry '≈'; where a public source lacks granularity the cell reads 'veri yok' (no data) rather than guessing.

  • G5 — Reconciliation is sound, not massaged

    Pass

The 42% (all-listing) vs 74% (available-listing) occupancy gap is reconciled on basis, and the median ADRs (£152 vs $197≈£155) agree — explained, not averaged away.

  • G6 — Human gate honoured

    Pass

Not auto-published: drafted by Kushim, cleared by the Suite CEO under delegated Human-Gate authority, then deployed. The agent did not publish itself.

  • G7 — Provenance real

    Pass

Four named public sources with today's re-fetch; source notes live in yield-benchmarks.ts and the COMPLIANCE substantiation record (#13).

Findings & corrections (1)

  1. 1. Public marketing line — flagship nightly rate

    Minor

The draft pinned the specific £225 nightly rate to 'the flagship' on the public /journey line. A live customer page must not present a possibly-stale number as current.

Fix Applied before publish: the exact £225 stays only in the internal yield-benchmarks.ts source note (its hard-coded city_docklands value); the public line references the public E14 2-bed band (£220–300). A truth / exposure tightening, not a rubber-stamp pass.

Verified clean

  • AirROI London re-fetched: mean ADR $259, median $197, occ 42.0%, RevPAR $110, 32,050 listings — exact match to source.
  • Airbtics London re-fetched: ADR £152, median occ 74%, avg rev £42k, 49,166 listings; borough ADRs (City £216, Camden £172, Brent £116 …) — every value exact.
  • Pass the Keys E14 guide re-fetched: 1-bed £150–200, 2-bed £220–300 (peak 300–450), 3-bed £280–380, 90-night cap — exact.
  • Host My Nest London yields re-fetched: long-let avg 5.4%, Prime Central 2.5–4%, STR gross 6–8% — exact.
  • The private 87% occupancy and the real flat revenue do not appear anywhere in the public layer.

Provenance

Produced by re-fetching four independent public market sources on 2026-07-12 and re-basing the owner yield-estimator on them; adversarially re-verified by the Big Ben Suite CEO panel (all seven non-waivable gates) before the Suite CEO cleared it under delegated Human-Gate authority and it was deployed to bigbensuite.co.uk. No private, customer or live-revenue figure is reproduced.
